Zoning Board of Adjustment

The Zoning Board of Adjustment will hold a Public Hearing On Monday, April 29, 2024 at 6:30 p.m. in the Auditorium of City Hall, 168 Main Street, Berlin, NH, to hear the following three case:

Case 02-24: An application for a Variance has been filed by Matthew & Alyssa Dupont of 14 Belknap Street, Berlin, NH 03570, Tax Map 129, Lot 104 in the Residential Two-Family Zone. The request for a Variance, if approved would allow relief from the rear and front yard setback requirements for the proposed construction of a 36-foot x 24-foot garage to replace existing 15-foot x 25-foot garage. This request comes under Article VII, Section 17-4 a & b Front & Rear Yard Setback of the Berlin Zoning Ordinance.

Case 03-24: An application for a Special Exception has been filed by Matthew & Alyssa Dupont of 14 Belknap Street, Berlin, NH 03570, Tax Map 129, Lot 104 in the Residential Two-Family Zone. The request for a Special Exception, if approved, would allow the proposed construction of a 36-foot by 24-foot garage/864 square feet which exceeds the limit of 800 square feet. This request comes under Article II, Section 17-26.1 of the Berlin Zoning Ordinance.

Case 04-24: An application for a Variance has been filed by Leo Halle Jr. of 42-44 Ottawa Street, Berlin, NH 03570, Tax Map 129, Lot 17 in the Residential General Zone. The request for a Variance, if approved would allow relief from the requirement that the maximum total combined square footage of all residential accessory buildings cannot exceed 1,200 square feet and relief from the requirement that the total square footage of all residential accessory buildings be less than the total square footage of the primary structure. This request comes under Article II, Sections 17-26.1 and 17.26.2 of the Berlin Zoning Ordinance.
